Below is a brief overview of the activities involved once you’ve made the crucial decision of embarking on a residential construction project. Regardless if you choose to build new, add an addition or undertake a renovation, the stages are all very similar.
STAGE ONE – PRELIMINARY INQUIRY
Upon your initial enquiry with regards to potentially undertaking a new home or addition/renovation, we will be able to give you insight into the design and construction process, costs and the timelines involved for your potential project.
STAGE TWO – PRELIMINARY CONSULTATION
We will meet with you at your convenience to discuss your project further and to obtain additional details. We will determine the type of design work you will need unless you already have your architectural drawings. If you do not have any drawings completed yet we will determine whether your project requires the skills of a draftsman, an architectural technologist, or an architect.
STAGE THREE – DESIGN AGREEEMENT
Once you have made the commitment to proceed with your project, we will have you meet briefly with one or more of our design colleagues to ensure comfort in working with each other. Once you have chosen the design colleague we will prepare a design agreement that covers the following scope of work:
– Initial measurements of existing house if required (additions/renovations only)
– Field Survey work if required
– Presentation of preliminary drawings for the project
– Review and changes to preliminary drawings by client.
– Final review by client.
– Final plans certified by Architect and/or Professional Engineer ready for permit.
– You will generally be charged a flat rate for this service.
Upon the completion of these drawings you will have in your possession a complete set of working drawings. These drawings will include architectural drawings, including layout, plan view, elevations, plumbing fixture location, cross sections, roof layout and site plan.
These drawings will be acceptable for the submission of a building permit application and/or for committee of adjustment purposes.
The design agreement will also outline associated costs required for the building permit submission. These items will include surveys, heat loss/gain calculations, HVAC design drawings, site plan approval, committee of adjustment costs, and municipal deposits.
STAGE FOUR – PROJECT ESTIMATING PHASE
Upon acceptance and presentation of acceptable working drawings, Mapleview Homes will be able to assess the costs for your project.
We will review the drawings in great detail, obtain preliminary estimates from sub-contractors, calculate quantity take-offs for material and then summarize in detail the estimated costs for your project From this point on you, the client, will be in full control of all costs. Mapleview Homes will act as the project manager for the client. The project manager will enter into a formal contract with each contractor on behalf of the client, in the form of a fixed price contract. The client can take as little or as much involvement in the actual construction as they desire. This provides the greatest flexibility to save on costs by having the client get involved in the work or even to negotiate directly with the sub-trades. There is no conflict of interest with the client, as throughout the process the project manager will seek to resolve conflict in the interests of the client, while also considering those of the contractors.
STAGE FIVE – CONSTRUCTION
Put your running shoes on and get ready to go! Building or renovating is an overwhelming task with umpteen decisions to make and researching/visiting retailers and wholesalers to choose your finishes. No need to worry!
We will guide you through the entire process and make your experience as stress free as possible.
Mapleview Homes’ will be available to answer any questions and address any issues that you may have during construction and until the final inspection has been signed off.
Mapleview will manage the entire project from the day the contract is signed, until the day the project is completely signed off by the city inspectors.
Mapleview Homes will manage and coordinate the activities and schedules of all tradesmen, laborers, craftsmen, architects, engineers, technicians, interior decorators, mechanical contractors, neighbouring home owners, city officials, electrical authority officials, utility contractors and regional service providers. We will coordinate all applicable inspections including your final occupancy permit.
